What is Mixed Use Land?

It is land that is used for a variety of purposes other than residential, such as businesses, industrial, professional offices and other types of land that is zoned to allow multiple uses. In an urban area, the phrase “mixed use” is used to describe this land. If you are in an urban area and have purchased property with this classification, be aware that in many cases, your land will not be zoned to be used for residential purposes. Instead, you may be able to locate commercial property that was zoned for mixed use and has remained unsold for years. This can be frustrating for investors who are looking at acquiring property with the intent of converting it into residential property.

In order to obtain information about whether you will have problems obtaining your needed zoning permits and building permits for what would become commercial or residential property, contact your local council. They will hold information about any special regulations that apply to the land that you wish to build on. You can also contact your local land registry for assistance with this requirement. This department will provide you with what is mixed use land or secondary land use, depending on what your land was used for before you purchased it.
